This means that they put certain guidelines, policies, and procedures in place when it comes to making changes. Sometimes homeowners get frustrated with these processes when their perspective is that it’s their home and property and they should be able to do what they want. Helping them to better understand why specific rules exist and how it protects the community as well as the homeowner can reduce conflict.

Hold everyone to the same expectations. By outlining specifications for fences, additions, decks, and other features, it levels the playing field. One homeowner can’t have an extravagant shed built while another assembles a dilapidated structure that’s unsafe. And what one person considers reasonable, another may call an eyesore. All homeowners must submit their plans and gain approval before any construction takes place.

Provide consistent standards. One of the attractive features of many communities is that all of the homes and structures are cohesive. They follow a similar style and fit together. This enhances the aesthetic appeal of the neighborhood. If homeowners were allowed to make whatever changes they wanted with no oversight, it would upset this balance and cause disconnect. Communities could start looking like a mish-mash of different architectural concepts and ideas with no real rhyme or reason.

Ensure safety. Plans must be well thought out and have the approval of the board in addition to the city, township, or municipality depending on where you live. Putting specific requirements in place means that designs go through rigorous review to ensure quality and safety and overall sound construction. It also keeps additions from infringing on or disrupting another homeowner’s property.

Protect home value. Different features can either add to or detract from a home’s value. What you do to your property will also affect the value of your neighbor’s property. The HOA’s goal is not to keep you from enjoying your home or making changes, but to verify that they are in the best interest of the community as a whole. Hence the reason why Architectural Policies matter so much!

If you want to make changes to your home or yard, make sure you review the HOA’s architectural review policies and guidelines. Plan renovations accordingly so that you reduce the risk of having them rejected and be willing to make reasonable modifications if necessary. If there is something that you do not understand or agree with, ask for further clarification. Some rules may seem unnecessary, but when you look more closely, there is a logical reason.
