Spring Cleaning HOA Style

The weather is starting to warm up in the Carolinas, and that means Spring is on the way. While there may still be a few chilly days in store, that doesn’t mean HOAs can’t start thinking ahead and getting ready for the change of seasons. Your community may have been fairly quiet over the winter, but as the temperatures rise, so will the number of people out and about enjoying the amenities and common areas.

Here are a few areas that could use some spring cleaning:

Play Areas: The kids will be eager to use the playground and get some energy out. Do a thorough inspection to make sure there are no loose or missing nails or screws, and there is no damaged or broken equipment. It can be a good idea to give equipment a thorough power-washing as well to clean off the dirt and grime from winter and keep it shining like new.

Flowerbeds: Pull out dead plants or winter shrubs and replace them with brightly colored flowers and hearty plants that will thrive through the spring and into summer. Try incorporating native plants to be more ecofriendly, and don’t forget to turn the sprinkler system back on and adjust it accordingly. Encourage homeowners to spruce up their yards as well.

HVAC Systems: Just as you had your systems serviced for winter, it’s time to have them serviced again for spring. While the weather hasn’t been too harsh, there have been plenty of days where heat was necessary. Make sure your systems are operating efficiently and are ready to switch over to AC once it gets warmer. Don’t forget to replace the filters too!

Common Areas: Do a walk-through of the neighborhood and check for trees that need to be trimmed back or branches that have fallen, sidewalks that have cracked, or other assets that have been damaged. Check that all of the streetlights and building lights are working, gates are functional, and there are no potential safety risks.

Pool: It might not be warm enough quite yet for a swim, but the HOA can start prepping the pool. Remove any leaves and debris that may have fallen into the water, clean out filters and traps, check the pump, and schedule a time for cleaning and shocking the water. Power washing the pool deck and any outdoor furniture can be a good idea too. Double check to make sure that all of the pool equipment is in good shape along with tables, chairs, umbrellas, and other accessories. Let homeowners know when the pool is expected to open for the season.

With all of these plans in place, the HOA can keep the community looking great and in good shape for member enjoyment.
