Community Spotlight: Baxter Village, Fort Mill, SC

If you’re looking for a beautiful, planned community with quaint homes, a variety of merchants, and a family-friendly atmosphere, Baxter Village could be just the place for your family to call home. Located in Fort Mill, South Carolina, it is just a short drive from Charlotte and convenient to the interstate. Scott Lane has lived in Baxter Village since 2005 and currently serves as HOA President. He shares some of the wonderful features of the community and what makes it such a great place to live.

One of things that attracted Lane to the area was the strong reputation of the Fort Mill School District. He has a daughter and wanted to ensure that she received a good education. He also wanted to settle into a development where not only would there be other families and a variety of activities, but also where the value of his property would be protected.

As a planned community, Baxter Village does just that. It features both single family homes and townhouses, and there is an elementary school and a branch of the county library located inside the development. In addition, there are numerous restaurants and businesses lining the main streets and offering easy access to dining and other services. Lane had the opportunity to walk his daughter to elementary school every day and share this time together, and he also walks to many events hosted by the HOA and other organizations throughout the year.

The 1571-home development adheres to high standards and has built a strong sense of community.  When Lane moved to Baxter Village, it was still under the management of the developer, but he knew what the future growth would look like and immediately got involved with the homeowners association so that he could play a more active role. He wanted to ensure that when the HOA assumed control, the same high standards would be maintained.

As management transitioned to the board, this was a critical time. Lane and the other members of the board knew that it was a lot to take on and they could benefit from the service and support of a property management company. After interviewing five or six companies, they selected Kuester in July 2013.  They chose Kuester due to its strong legal background, expertise in developing processes and procedures for collecting dues, strong vendor relationships, and personable approach.

Over the past three years they have worked closely with Kuester to develop strategies and procedures that work for the unique needs of the planned community and ensure clear communication between board members, residents, merchants, and vendors. Issues are addressed quickly and efficiently and there are many opportunities for residents to have their voice heard and get involved. Events are held throughout the year including music concerts during the summer to bring people together and encourage socialization.

Lane is proud of the community they have formed and the amount of positive interaction and involvement from residents who care about where they live and want to help it become even better. HOA living is not for everyone, but can be very beneficial for those who enjoy an active community where they can get to know their neighbors and who want to protect the value of their property.
