5 Ways for HOA Owners to Winterize Their Homes

A big part of homeownership is keeping up with seasonal maintenance responsibilities; the season of regular lawn mowing may now be over, but there are other things homeowners must do to keep their properties safe and secure as we head into winter.

As an HOA Board member, you can help encourage owners in their winterization efforts. Here are five suggestions you can give them as they seek to get their properties ready for cold weather.

Winterization Checklist for Homeowners

  1. Update your window treatments. If you’re looking to keep the cool air from coming through your window panes, you’ll need to take down those sheer curtains and instead put up something darker and denser—curtain fabric that’s made to keep your household warm and your heating bills manageable. Don’t underestimate the effectiveness of updated window treatments!
  2. Get your HVAC checked out. The last thing you want is for the heat to go out during the cold winter months. There’s no way you can totally guarantee this won’t happen, but getting regular HVAC service calls definitely helps. Schedule a routine inspection and cleaning today!
  3. Tidy up the plumbing. Disconnect any outdoor hoses you have, and store them somewhere safe. Then, we really recommend putting insulated covers over any outdoor faucets. This will help you prevent frozen or ruptured pipes this winter. Adding some insulation to any exposed outdoor pipes is also a smart idea, and can help you lower utility costs.
  4. Check your attic. A leaky roof, a crack in the attic window, insufficient insulation—any one of these things could cause your home to lose heat and your utility bills to skyrocket. Do a quick inspection, and if you need to call a handyman to make some adjustments, do so ASAP.
  5. Replace weather stripping. Finally, check around the perimeter of each door and window you have, and look for weather strips that are cracked—or, for areas where weather stripping is needed. Weather strips are affordable and easy to install, and they can go a long way toward keeping your home cozy this winter!

There are plenty of ways in which homeowners can prepare for the change in seasons—and the time to do so is now! Spread the word throughout your HOA. And, if you have any questions, reach out to your Kuester Management Group property manager.
