3 Ways to Enhance HOA Property Values

One of the primary goals of a homeowners association is to protect property value of the homes in the community. When neighborhoods are well-maintained and in desirable areas, homes tend to sell quickly. This can be encouraging for current homeowners who know that when they eventually sell, they’ll get a good price.

But in order to protect property values, the HOA must have the right processes and procedures in place. Having just a few homes that stick out and don’t adhere to the general aesthetic of the neighborhood can have a negative impact. No one wants to live next to a home that is unkempt.

Here are three ways the HOA and its members can boost their efforts and create a welcoming environment:

1. Keep up with landscaping.

This is not an area to scrimp on in the budget. You want to make sure that common areas are well-maintained, plants and trees are trimmed, leaves and debris are removed, and the neighborhood looks clean and presentable. This is one of the first impressions that potential homeowners get of the area. If the grass is too long, there are dead bushes and flowers around, and the fountains don’t work, it doesn’t get things off to a great start.

2. Enforce HOA rules.

Ensure that members are adhering to HOA rules and expectations when it comes to their own properties. Any modifications to their property should go through the architectural review board (ARC) for approval, cars should be parked in appropriate locations, trashcans should be stored out of sight, and lawns and homes should be in good condition. Encourage homeowners to take pride in their property and do their part to keep the neighborhood looking its best. If there are violations, send out notifications in a timely manner and make sure problems are resolved.

3. Take care of amenities.

Much like landscaping of common areas, amenities should also be upkept. Hire a company to regularly clean and manage the pool as this is a major selling point for many homeowners and you want it to look nice. Make sure tennis or basketball courts are in proper playing condition, and playgrounds are safe and accessible. Stay on top of regular maintenance of existing amenities and think ahead to what features the HOA may want to add in the future. Creating a desirable community that offers amenities that homeowners want and use can in turn enhance property value.

Getting everyone involved and on board with keeping the neighborhood looking clean and attractive can go a long way. When everyone takes pride in where they live, it can pay off.
